Musanze

Rwanda's gateway to the volcanoes, planned as a secondary city with tourism, trade and hospitality at its centre.

Under way

  • Central business district renewal: about 20 buildings in its first phase (2023)1
  • Mukungwa Leisure Park, a wetland eco-tourism site (planned)1
  • Banks financing hospitality developers and contractors in the city (NCBA, February 2026)2

Musanze sits at the foot of Volcanoes National Park, home to Rwanda's mountain gorillas. Its master plan asks for denser, mixed-use building in the centre, buildings of at least four levels in the business district, and protection of farmland around it.

What it means for owners and developers

  • Hospitality-grade homes let well to visitors on longer stays, researchers and staff of conservation and tourism organisations.
  • Short-stay homes need hotel-level care: linen, guest turnover, guides and reviews, organised every day.
  • Build for the climate: cool nights, rain and volcanic soil call for heating options, drainage and good roofs.
