What it is

KERUB runs whole residential buildings in Kigali: the people who keep them, the money that pays for them and the association that decides for them.

KERUB provides premium estate management in Rwanda for buildings meant to last. Security, cleaning, gardens, plant and the owners' association run to a written standard, so a building is as good in its tenth year as on the day it was handed over.

Owners' associations receive a budget they can read, statutes that work and a stewardship report each month. Developers hand over to a manager their buyers already know.

How it works
  1. The building, studied. Its systems, staff, contracts and the year's real costs.
  2. A budget the owners can read. Line by line, with the reserve for large repairs.
  3. The association set up. Statutes, committee and a calendar of meetings.
  4. Run every day. On KERUB OS, with a stewardship report every month.
Questions
What is an owners' association, and why does it matter?

When a building is owned unit by unit, its owners decide together how it is run and paid for. A working association, with a budget, statutes and a way to vote, is what keeps a building's value.

How is the service charge set?

From a budget of what the building actually costs to run, shared by unit according to the association's rules, and reviewed with the owners.

Do you employ the building's staff?

KERUB recruits, trains and supervises the staff who run the estate, and records their shifts and work in KERUB OS.

Can you take over a building that is already open?

Yes. KERUB starts with a review of the building, its contracts and its accounts, then takes over in stages, so the building runs throughout.

Every estate KERUB manages runs on KERUB OS. For what is happening in Kigali's growth areas, read the insight pages and the Journal.
